Rancho Rose is a new community of 70
affordable 2-story luxury 3 bedroom, 2.5 bath townhomes with
private courtyards in an equestrian theme. They are currently
under construction in Oceanside.

Rancho Rose is surrounded by expansive parks, hiking trails and

Where is Rancho Rose located?
Rancho Rose is being built just off highway
76 at the corners of Melrose Drive and The Depot Road in

Where is the sales office?
Our sales office is located at 5122 Avenida
Encinas, Carlsbad, CA 92008. Take Interstate 5 to the Cannon
Road off-ramp and go 1 block west to Avenida Encinas. A
map is available. You are welcome to visit the Rancho Rose
sales information center Monday through Friday from 8:30 AM to
5:00 PM or contact a sales representative at 760-438-1588 for an
appointment.
How much do they cost?
The Rancho Rose townhomes will be priced in the high $300,000's.
Individual prices will be announced just prior to
our reservation-sales release. Ord
& Rodgers Homes is preparing prices with the release of each
phase of homes to assure they remain a remarkable value.
How much are the Homeowners Dues?
The homeowners fees are currently estimated
to be $248 per month. This amount includes all charges for the sewer,
trash, fire insurance, professional landscaping, maintenance,
pool, spa, BBQ and picnic area, 2 tot lots and equestrian
facilities.

How many different floor plans are there?
Rancho Rose features 2 home models. The
Avalon is the interior plan. With 1365 square feet of living
area, this plan features 3 bedrooms, 2.5 baths, indoor laundry,
private courtyard and balcony and an attached 2 car garage. The
Balboa sits on the ends of the tri-plex and four-plex
buildings. With 1379 square feet of living area, the Balboa
features 3 bedrooms, 2.5 baths and a spacious living room. A
large courtyard is located off the living room and a direct
access 2 car garage is in the rear.
When will the model homes be finished?
The model homes will be completed in late
Spring. All sales information is currently being
distributed from our Carlsbad sales
office. Our past 2 projects (The
Villas &
Avalon)
have sold out all of the homes on the internet well before the
model homes were available. The first releases of Rancho Rose
SOLD OUT immediately.
How can I buy a home at Rancho Rose?
The first step is to
register. Our free color brochure including sales-release
information will be mailed to you. If you are interested in
purchasing a home, you must complete a
pre-qualification application available via this website,
mail, fax or phone. Upon approval, your name will be added to
the Priority Buyer list. As homes are released for reservation
sale, only Priority Buyers will be contacted in the order of
their priority position for the opportunity to select a home at
Rancho Rose.
Do you have financing available? Can I use
my own lender?
We have expert mortgage brokers available to
assist buyers in finding financing at the lowest possible rate.
Submit a pre-qualification
application for additional assistance.
Pre-qualified buyers are welcome to use any lender of their
choice. A complete loan application including full loan approval
with the builders preferred lender will be required.
When will the homes at Rancho Rose go on
sale?
All homes at Rancho Rose are now sold out.
Our next Oceanside townhome project is

Pre-qualified buyers will be contacted in the order of their
priority position to schedule an appointment to visit the sales
information center to select a unit in this release. A $3,000
deposit will be required at the time of reservation.
Do the homes come with a yard?
Each townhome has a private front courtyard
that measures approximately 20' x 12'. The interior Avalon plan
includes a 5' x 20' private balcony overlooking the courtyard
off the master bedroom.
Are pets allowed?
Although small pets are welcome at Rancho
Rose we ask that you contact a sales representative for specific
guidelines regarding quantity and size.
Are there any upgrades available?
To complement the outstanding standard
features at Rancho Rose, you may
choose upgraded flooring, air-conditioning, counter tops,
appliances and more prior to the completion of the home. A list
of upgrades, including pricing is available upon request.
Are there any age restrictions? What about
children?
There are no age restrictions and children
are accommodated by several built-in playgrounds and a special
wading pool. Rancho Rose was designed to appeal to everyone in
the family.
What kind of appliances are included?
Each home features
deluxe Whirlpool appliances including gas ovens and cook tops,
microwave and dishwasher.
Who provides the water and pays the bill?
Water to the project is provided by the
City of Oceanside [760-435-5800] and although the main water
service is delivered via large water meters, each home will
include it's own sub-meter. A private company will read each
sub-meter and bill the homeowner for their individual usage. The
homeowners association will be responsible for the water to
maintain the common area landscape.
